Get Licensed as a Referral Agent to earn passive income!

No need to quit your business.

We're looking for a part-time referral agent - somebody to get paid to find prospects.  It’s good for someone who’s retired or has another job.  We do all the technical stuff - You don’t have to research and evaluate properties.  You don’t have to schedule showings.  You don’t have to get people qualified.  No driving customers around showing houses, no holding open houses, no writing contracts, no closing transactions, and so on.  That way you don’t have to pretend to be a Real Estate Expert.
 
Last we checked, Real Estate Sales Associate licensing involved a 63 hour course (on-line or in the classroom, $200-350), and a state exam in Pinellas county ($150).  At that point you can start referring.  When one of your referees gets a contract on a home through us, hang your license with us.  That way we can pay you when it closes.  For instance, let’s say you refer a $300,000 buyer to us.  We find them a home.  At closing we get a 3% commission.  You get $2,250 of it.  One successful referral and you've made a $1,750 profit.

1) take the Post-License Course ($169-199)
2) every year after that take the 14-Hour Real Estate Continuing Education Course ($20)

If you're going to refer, you might as well maximize your chance of actually getting paid.  

Did you know that 4 out of 10 of the average company's normal listings actually sell?  We sell 7 out of 10.  I can run these MLS numbers right in front of you for any realtor or company in Hillsborough, Pinellas, and Pasco.  Getting listings sold isn't luck, it's a technical skill that can be tracked, quantified, and compared. 

If you're going to list property, you might as well maximize your chance of actually getting the job done.

Your basic pitch is that we are more effective than our competition, and we only charge 5.5%, including ALL Realtors involved.  Some of that is charged up front, and includes an appraisal by our Expert Witness Appraiser who will suggest a realistic listing price.

The Multiple Listing people charge us $295/year to carry your license, so you will pay us $295/year when you join us. Some companies will carry you for free.  Look at the chart if you think $295 is more important than getting paid more often.  If only two of your referrals close the second year, you'd make a profit of $4,180 that year (using the $300,000 buyer example).  Every year after that you do even better, because your continuing education fees are lower.

Professional liability insurance is pro-rated to the amount of commission you get paid.

We're looking for someone who:

    1) would like to be with a small, efficient company with a high success rate.  Small company vs. big name - did you buy your current home because of the name that was on the sign?  Or did you buy it because it was the best deal on the best home for you?  Don’t confuse volume with quality (defined here as getting the job done).  Residential real estate is the only business we know of that pools its’ inventory.  Any buyer can buy any home listed through any Realtor they choose.  What’s important is not how famous the Realtor is, it’s how competent, knowledgeable, and hard-working they are.
   
    2) is a busy networker - over 60% of the business comes in by word-of-mouth.  It's more effective than all other prospecting methods combined.  Are you willing to contact everyone you know and tell them you’re in real estate?  Are you willing to ask people, “Who do you know who needs to buy or sell a home?”

If you normally talk to a lot of people, you can make money. You can make it part of your current business. 

Here’s what you’ll do:
As you are talking to people you'll occasionally hear things like,
"I'm looking for a new home."
"I'm thinking of selling my home."
"I'm having trouble selling my home."

Other buying/selling triggers are:
Marriage or new "roommate"
Job transfer or other move
BIG promotion
Divorce
Downsizing (age)
New kid

Your job is to find customers who need to buy or sell a house or a condo.  We’ll give you the highlights so you can point out why they should use us, or why they should compare us to someone else they‘re considering.  We love competition because our numbers are so good.

Get their number and email address, give them our business card, and tell them you'll have us call. Then give us their contact information.  We'll do the rest.
